This means that if you’re looking to rent, you have to be diligent in filling out your application, provide as much information as possible with your application and be prepared to possibly sign a longer term lease immediately upon acceptance of your application.

Quality tenants are snapped up by investors, both in the private, and managed rental sectors. References are a great tool in providing character and professional profiles, as well as rental history from previous landlords or Property Managers.

Here are a few of the things that you should consider when looking for real estate to rent in Lithgow:

Domestic Violence

I thought it prudent to talk about this area of management today, seeing it is currently such a talked about topic and our nation is in crisis regarding domestic violence.  63 women have been killed in Australia in 2015 so far.

If you are in a situation where domestic violence is affecting you, you should report this to the police.  There is also a women’s legal aid centre who can guide you to the right places and advise you on what to do (1800 801 501)

If you are in possession of a final Apprehended Violence Order (AVO) which excludes a named person from the property that you are renting, you are able to change your locks at your own cost, without the prior approval of your landlord.  You must provide your agent/landlord a copy of this key within 7 days.

Similarly, if you are in possession of a final AVO, you have rights regarding changing the names on your tenancy agreement, or even breaking your lease without penalty.  If you do want to leave your tenancy, you should speak to the Department of Fair Trading regarding your rights and responsibilities on 13 32 20.
